Inversa Prime invests 32.1 million in new acquisitions in first quarter

The SOCIMI Inversa Prime has invested €115.3 million since 2021. In the first quarter of 2023, €32.1 million has been allocated; 27.3% of the total capital disbursed.

They have already sold 18 units and have a portfolio of 245 homes. 51 of the properties are available for rotation once the three-year limit in the portfolio has been exceeded, which is a condition required by the SOCIMI tax regime.

The company indicates that in these operations there has been an additional increase in profitability of 228 basis points with respect to the time of acquisition, which indicates an average IRR of over 12% in the rotation of these homes.

The largest number of properties are located in Madrid (173 properties), the city where they started their activities. Those located outside the capital already make up 19.6% of the total investment, and 93.5% of the portfolio has A+, A and B+ ratings.

After a successful 2022 the General Meeting of Shareholders approved the results of the last financial year and announced the distribution of dividends corresponding to 210,511 euros. In addition, in 2022 Inversa Prime was the most liquid SOCIMI in BME Growth, with a liquidity ratio of 74%, 2.1 million shares traded in 1Q23 and 7.8 million in the last 12 months.

Jordano, president of Inversa Prime, reported that they have maintained the search for opportunities, such as 3,100 deals studied and 550 so far this year, with a strong growth in the number of deals under study in 2023 compared to 2022.

However, last year's profit was 10.76 million euros, a decrease of 34% compared to the result achieved in 2021 which was 16.35 million euros.

In November last year, Inversa Prime signed a financing agreement for 50 million euros. With this new financing, the company's financial structure was strengthened, which had already been sought in the development of the 2021-2023 Strategic Plan. This allowed the company to maintain a high rate of investment without resorting to shareholders.
